Fees To Tenants
THERE ARE NO FEES CHARGED BY MERCER TAYLOR ON TAKING A TENANCY.
A HOLDING DEPOSIT IS TAKEN TO SECURE A PROPERTY SUBJECT TO REFERENCING AND LANDLORDS APPROVAL. THIS PAYMENT IS DEDUCTED FROM THE TOTAL DUE ON MOVING IN.
When the tenancy starts we may charge a tenant any or all of the following when required:
The Rent
A Security Deposit - Up to a maximum of 5 weeks rent.
A Holding Deposit - Equal to 1 weeks rent.
A reasonable charge up to a maximum of £50 will be made for arranging the replacement of lost keys or security fobs
A variation to the tenancy agreement will incur a charge of £50 when requested by the tenant.
£50 will be charged for the reproduction of documentation at the tenants request.
£50 will be charged for the production of non- standard letter when requested by the tenant.
Terms of the tenancy agreement always apply.
Fees to Landlords
LET ONLY – 7.5% + VAT (9% Including VAT) of 12 months rent – This is a one off fee.
RENT COLLECTION – 10% + VAT (12% Including VAT).
FULL MANAGEMENT – 12.5% + VAT (15% Including VAT).
FULL MANAGEMENT FOR OVERSEAS CLIENT – 15% + VAT (18% Including VAT).
TENANCY AGREEMENT PREPARATION FOR PROPERTIES NOT UNDER RENT COLLECTION OR MANAGEMENT SERVICE - £250 + VAT (£300 Including VAT)
TENANT REFERENCING - £62.50 +VAT per reference (£75 Including VAT)
OTHER SERVICES – By agreement in advance of them being undertaken
